5 steps to renting your home with Homes with PJ

1. Valuation

Pricing your property correctly is a key elemant in ensuring it is rented. Your property needs to be valued with a realistic, transparent and honest approach and should be in line with the market conditions. 2. Understanding which service level you require

Depending on how much you would like to be involved with your tenancy will determine which service suits you best. The most common service level is the Fully Managed Service which ensures a stress-free and hands-off approach throughout the tenancy. I will discuss the best option with you depending on your needs and circumstances

3. Marketing

To ensure the best results, I recommend doing the following before placing a property on the market:

- Redecorate if necassary

-Ensure a deep clean

-Declutter

-Ensure any outside spaces are maintained

-Attain to any noticeable maintainence issues, i.e. leaks, mould etc.

Your property will be listed on all major portals (Rightmove, Zoopla, OnTheMarket & Prime Location) along with our social media platforms and we will ensure the property is presented in the most desirable way

4. Finding suitable tenants

1) Tenants will be pre-qualified before any viewings

2) Accompanied viewings will take place

3) Obtain offers on your property and advise/discuss on which should be best to proceed with

4) Holding deposit is taken from the tenants

5) Thorough referencing and credit checks are carried out on all tenants (and guarantors if applicable)

6) Upon satisfactory referencing, the tenancy agreement will be issued to be e-signed by all parties

7) Tenants will pay their security deposit and first months rent

8) An inventory/check-in will be organised

9) MOVE IN DAY! The tenants will be checked in and the keys will be handed over
